Dear Officer,
1. We have all witnessed the phenomenal growth of property
investments in Dwarka. A flat bought in 2002 for 10 lakhs is worth
1.75 Crores today. The key factorsof this growth were Opportunity,
Vision and Patience.
2. Similar Golden opportunity has come to light due to the
announcement of “LAND POOLING POLICY” of DDA and the
approvalof its regulations by the Hon’ble Lt Governor of Delhi on 07
November 2014; which has paved path for Public Private
Partnership in land acquisition and its development. The main
objectiveof the Land Pooling Policy is to provide a self-owned roof to
the increasing population of Delhi.
3. THE LAND POOLING OPPORTUNITY: The latest Report of
Standing Committee for Urban Development was considered and
adopted on 12th December 2014; and tabled on the floor of Lok Sabha
and Rajya Sabha on 18th December 2014 which emphasises on
development of 14.4 lac dwelling units in Delhi as per MPD 2021. In
order to meet this arduous task, the Govt planned to develop three
smart cities in these notified Zones of Delhi; amongst which L
Zone is most lucrative due to its large size and prime
location adjacent to Dwarka. The Smart City will be an efficient,
liveable and self-sustainable township from all perspectives. The
smart city will have World Class Roads, Power, Transport,
Sanitation and Communication Infrastructure.
4. UNDERSTANDING OF LAND POOLING : The land parcels (of
agricultural land) owned by developers in the notified zone will be
taken over by DDA; and in return DDA will allocate a developed plot
in vicinityof the originalland to be developed by the developer as per
the smart city norms.
5. Our forthcoming flagship project“CAPITAL HEIGHTS” is to be
developed in the First Smart City of India. CapitalHeightsis
promoted by Aspen Multi StateCGHS Ltd, registered and governed
by Central Registrar ofco-operativesocieties. The company fulfils
all the compliances of a limited company unlike other Welfare
housing societies/privatelimited companies which areregistered
locally and need not fulfil any specific compliance.
