request for energy efficiency improvementswhere subsidies areavailable to pay
for them
FromApril2018, private domestic and non-domestic landlords to ensure at least
an ‘E’ EPC rating - Or
Landlords must have installed those improvements that could be funded using
subsidies, beforegranting a tenancy to newor existing tenants

27. Commercial
properties
NationalEPC register indicates that 18% of commercial stock hasEPC

33. Deregulation Act 2015
Became law on 26 March2015
TheDeregulation Act 2015, provides for the “removal of burdens on business,

intent of preventing ‘retaliatory eviction’
34. Housing Act1988
Section 21
Section 21 of the Housing Act 1988 allows a landlord toterminate an assured
short hold tenancy giving 2 months’ notice without reason
The Act also allows, if certain conditions have been adhered to, to acceleratethe
possession and a Judge has little discretion not to grantpossession
35. Implications of change

the landlord has complied with the relevant legal obligations such asthe:
condition of dwellings,
the health and safety of occupiers of dwellings,
the energy performance of dwellings and that information has been provided to the
tenant.
Section 33 of the 2015 Act applies to assured shorthold tenancies in England granted on
and after October 2015
36. Deregulation Act
