Snapshots Class A rents continue upward trajectory, even amidst slight vacancy increase Source: JLL Research • Over the last five years, Class A rents have steadily risen over a dollar from their 2012 low point of $25.35. Vacancy rates, on the other hand, reacted to several large move-outs such as Zurich occupying their slightly smaller new North American headquarter last year, while Walgreens and Grainger shed space last quarter. • With the recent trend of growing tenant footprints, landlords remain focused on the tightening Class A market, outside of a few large campus vacancies. • Malls and other amenity rich areas draw the strongest tenant activity, a movement we expect to grow in popularity over the coming decade with the rise of suburban TOD and mixed-use developments.
