Office employment surges ahead to new highs
Office employment is continuing a very strong run in 2016. Year-over-year
employment gains have averaged 9,300 jobs per month, nearly triple the 2015
average. This growth further strengthens the outlook for the office market.
Professional and business services (PBS) and financial activities have both
reached all-time highs this year, averaging more than 3.0 percent in annual
employment gains; each is considerably above prior years. Companies to
announce hiring plans this quarter include: MOHELA, The St. Louis Federal
Reserve, and law firm Tucker Ellis.
Occupancy gains shifting to Class B properties
Vacancy across the region is down 180 basis points from the third quarter of last
year. Much of the gains have come in Class B properties, which have absorbed
three times more square footage in 2016 than Class A properties. This does not
mean that Class A properties are struggling. Several vacant suburban buildings
have been purchased by users this year, removing 230,000 square feet from
Class A inventory. Two of the properties were in St. Charles, and one was
located in West County. Asking rates have started to move up as well; Class B
asking rates in St. Charles and West County have increased nearly 4.0 percent
compared to last year.
Leasing activity continues to rise
The third quarter had the highest leasing activity in 2016. Leases by Hub Group,
Siemens and Cigna led the way. Hub Group is expanding by a full floor at Park
270 and will now occupy 80,000 square feet. The Federal Reserve is expanding
by a full floor in the CBD and will now occupy four full floors at 500 Broadway;
the building is adjacent to its branch. With strong leasing activity continuing, the
probability of new development further increases. Clayton has several projects in
the planning stages, and other suburban submarkets have ground that is ready if
an anchor tenant is signed.

AB InBev | Beverage: contracting
After acquiring rival SABMiller (LON: SAB) for $100 billion, Anheuser-Busch InBev (NYSE: BUD) plans to cut three percent of the companies’
combined workforce of over 200,000 employees. The cuts will take place over three years after the deal’s expected close on October 10, and it will
save the company $1 million annually. SABMiller is headquartered in London, and AB InBev in Belgium. The new combined company’s headquarters
will be in Belgium.
Cotton Babies | Manufacturing: expanding
The old New Balance warehouse at Interstate 44 and Bowles Avenue will become Cotton Babies’ new sewing and manufacturing operations facility,
near its headquarters in Fenton. Cotton Babies will hire 30 to 60 people to make the earth-conscious diaper bumGenius. Cotton Babies has a retail
outlet at 1200 Town and Country Crossing Drive.
Crushed Red | Restaurant: expanding
Clayton-based fast casual salad and pizza chain Crushed Red is expanding locally and across the U.S. Twenty new restaurants will open in
Oklahoma, Texas, Kansas, and Arkansas. Chesterfield will get a franchise at 1684 Clarkson Road, and Edwardsville will open a restaurant at 222
East Park Street.
Tucker Ellis | Law firm: expanding
Tucker Ellis law firm is opening an office with 10 employees at 100 S Fourth St. in downtown St. Louis. The office will specialize in mass tort, product
liability, medical device and pharmaceutical liability, and business litigation. Cleveland-based Tucker Ellis has 200 attorneys in eight cities.
Solid Gold Pet | Retail: expanding
The headquarters of pet food maker Solid Gold Pet are moving to Chesterfield from Greenville, South Carolina. More than 20 employees will be hired
at the new headquarters at 15455 Conway Road, a 50,000 square-foot class B office building. Two years ago, Solid Gold Pet moved headquarters
from San Diego to Greenville.
Square | FinTech: expanding
Square (NYSE: SQ) will sublease Stereotaxis’ office space in Cortex I at 4320 Forest Park Ave. Square currently occupies 17,000 square feet
@4240. Previously, the company operated about of CIC@CET under the name Balbis.

Year-over-year employment gains have averaged 9,300 jobs per month, nearly triple the 2015 average. This growth further strengthens the outlook for the office market. Professional and business services (PBS) and financial activities have both reached all-time highs this year, averaging more than 3.0 percent in annual employment gains; each is considerably above prior years. Companies to announce hiring plans this quarter include: MOHELA, The St. Louis Federal Reserve, and law firm Tucker Ellis. Occupancy gains shifting to Class B properties Vacancy across the region is down 180 basis points from the third quarter of last year. Much of the gains have come in Class B properties, which have absorbed three times more square footage in 2016 than Class A properties. This does not mean that Class A properties are struggling. Several vacant suburban buildings have been purchased by users this year, removing 230,000 square feet from Class A inventory. Two of the properties were in St. Charles, and one was located in West County. Asking rates have started to move up as well; Class B asking rates in St. Charles and West County have increased nearly 4.0 percent compared to last year. Leasing activity continues to rise The third quarter had the highest leasing activity in 2016. Leases by Hub Group, Siemens and Cigna led the way. Hub Group is expanding by a full floor at Park 270 and will now occupy 80,000 square feet. The Federal Reserve is expanding by a full floor in the CBD and will now occupy four full floors at 500 Broadway; the building is adjacent to its branch. With strong leasing activity continuing, the probability of new development further increases. Clayton has several projects in the planning stages, and other suburban submarkets have ground that is ready if an anchor tenant is signed.

The cuts will take place over three years after the deal’s expected close on October 10, and it will save the company $1 million annually. SABMiller is headquartered in London, and AB InBev in Belgium. The new combined company’s headquarters will be in Belgium. Cotton Babies | Manufacturing: expanding The old New Balance warehouse at Interstate 44 and Bowles Avenue will become Cotton Babies’ new sewing and manufacturing operations facility, near its headquarters in Fenton. Cotton Babies will hire 30 to 60 people to make the earth-conscious diaper bumGenius. Cotton Babies has a retail outlet at 1200 Town and Country Crossing Drive. Crushed Red | Restaurant: expanding Clayton-based fast casual salad and pizza chain Crushed Red is expanding locally and across the U.S. Twenty new restaurants will open in Oklahoma, Texas, Kansas, and Arkansas. Chesterfield will get a franchise at 1684 Clarkson Road, and Edwardsville will open a restaurant at 222 East Park Street.
